How if affects YOU?

Zoning ordinances and the Zionsville Comprehensive Plan were created to PRESERVE ZIONSVILLE (from becoming like other congested areas such as Fishers) and protect homeowner’s investments JUST LIKE YOURS.  The proposed Pulte Development, The Fields (BZA Docket #2018-12-DSV), seeks EXTREME VARIANCES to essentially reshape this little corner of Zionsville.  It will bring in a high-density housing development (76 HOMES ON 40 ACRES) to otherwise rural Zionsville.  This development was STOPPED BY BZA BEFORE when it was on all 58 acres of land but was given new life because it can be tied to the Little League Central Region win by ALSO putting the privately held Little League HQ on the land.  Without the Little League HQ would this project even be considered???? SO WHY SHOULD YOU CARE? BECAUSE IF THIS CAN HAPPEN HERE, IT CAN HAPPEN ON ANY FIELD NEAR YOU.

                                                      

The BURDEN of this project is being bourn by the neighbors and the community at large. Town of Zionsville agreed to contribute HUNDREDS OF THOUSANDS OF $$$ to help Pulte for sewer costs BUT ONLY IF Little League (a non-tax paying corporation) goes out there.  According to multiple real estate sources, this project will cause all surrounding property values to DECLINE.  Additional concerns include the over-crowding of our schools and the costs of the stress this project puts on our roads, utilities, police, fire, healthcare and other community resources.  This project creates high density population and traffic in a very small space. The property has a long history of DRAINAGE issues, FLOODING and has been a target multiple times for TORNADOS.  

THIS IS A COMMUNITY DISASTER WAITING TO HAPPEN.

 

The community AT LARGE has NO SAY in this development or in the idea of the Little League HQ coming to Zionsville.  There was never a vote or even public opinion poll.  This is the pet project of a group of private citizens called ZLOC (many of whom are also government officials and others involved in the Pulte development) who get to make this decision to shape our town. They like to present this as if they are speaking on behalf of all the citizens of Zionsville, but that is NOT true.  They say this is great for the community as a whole. BUT WHY? The Little League HQ is NOT a community asset.  It will be privately owned and will not pay taxes.  It will be enclosed by a chain-link fence and security gated.  It WILL NOT BE OPEN TO THE PUBLIC for any general public use.  It could be sold at any time by Little League International.  The proposed site is not in the most beneficial location to support Village of Zionsville merchants. No job boost either – only 3 employees.  ZLOC hasn’t even raised the $1.5 MILLION in private support it promised LLI.  Citizens need to know what they are truly getting in this project.

HOW IS THIS SUCH A GOOD IDEA FOR THE COMMUNITY, LET ALONE THE AVERAGE CITIZEN?
